The Home Buying Process

BUYING WITH DOCKSIDE REALTY

How Buying a Home on the Emerald Coast Works

Buying on Florida’s Emerald Coast is a lot like buying anywhere — with a few local twists like flood zones, wind insurance, HOA and condo rules, and vacation rental restrictions. Here is what to expect from your first call to closing day.

1. Get pre-approved (or confirm your cash)

A lender pre-approval tells you what you can comfortably spend and makes your offer stronger. Cash buyers will need a recent bank or brokerage statement as proof of funds. See our mortgage pre-approval guide.

2. Decide how you will use the property

Full-time home, second home, or rental? The answer changes which communities, HOAs, and loan types make sense. If you plan to rent it out, read Second Homes & Vacation Rentals first.

3. Tour homes and narrow your search

We set up a custom search, preview properties, and schedule showings — in person or by video if you are buying from out of town.

4. Make an offer

We look at recent sales, days on market, and the property’s condition to help you choose a price and terms. Most Florida contracts include an inspection period, a financing contingency, and an earnest money deposit held by the title company.

5. Inspections, insurance, and appraisal

During the inspection period you can order a home inspection, a wind mitigation report, a four-point inspection (often needed for older homes), and a survey. Get insurance quotes early — see Insurance & Flood Zones. Condo buyers should also review the association’s documents; see Buying a Condo.

6. Closing

The title company handles the title search, title insurance, and closing documents. Many out-of-state buyers close remotely. Once everything is signed and funded, you get the keys.
