Insurance & Flood Zones

Understanding Insurance Before You Buy

Insurance is one of the biggest ongoing costs of owning a home near the Gulf, and it varies a lot from one property to the next. Get quotes early — ideally before or right after your offer is accepted — so there are no surprises before closing.

Homeowners and wind coverage

A standard homeowners policy covers the structure, your belongings, and liability. In coastal Florida, windstorm and hurricane coverage may be included or written as a separate policy, often with its own hurricane deductible. If private coverage is hard to find, Citizens Property Insurance, the state-backed insurer, may be an option.

Flood insurance

Standard homeowners policies do not cover flood damage. Flood insurance is available through the National Flood Insurance Program (NFIP) and private insurers. If you have a mortgage and the home is in a high-risk flood zone, your lender will require it. Many owners outside high-risk zones buy it anyway, since flooding can happen anywhere near the coast.

How to check a property’s flood zone

You can look up any address on FEMA’s Flood Map Service Center. An elevation certificate, if the seller has one, shows how high the home sits relative to expected flood levels and can affect the price of flood insurance. Florida also now requires sellers to give buyers a written flood disclosure about past flood damage and claims they know of.

Inspections that can lower your premium

  • Wind mitigation inspection: documents roof shape, roof-to-wall connections, and window protection, which can earn discounts.
  • Four-point inspection: reviews the roof, electrical, plumbing, and HVAC. Insurers often require it for older homes.
  • Roof age and condition: an older roof can raise premiums or limit coverage.

Condos

The association insures the building. You will need a condo (HO-6) policy for your unit’s interior, belongings, and liability. See Buying a Condo.

QUICK TIPS

Insurance Tips for Buyers

QUOTE EARLY

Ask an agent for quotes during your inspection period so you know the full monthly cost before you are committed.

ASK FOR REPORTS

Request any existing wind mitigation report, elevation certificate, and roof information from the seller.

COMPARE COVERAGE

Look at deductibles, especially hurricane deductibles, and what is excluded — not just the premium.
