Condominiums and PUDs (planned unit developments) both offer an alternative to traditional single-family ownership – common along the Emerald Coast, where many communities are built around shared amenities.
Condominium ownership
When you buy a condo, you own the interior of your unit while the building structure, exterior, and common areas are owned collectively by the HOA and maintained through monthly dues.
PUD ownership
A PUD is typically a community of single-family homes or townhomes where you own both the structure and the land beneath it, while shared amenities – pools, gates, landscaping – are maintained by the HOA.
Why the distinction matters for financing
Lenders evaluate condos and PUDs differently. Condo financing can require additional review of the HOA’s finances and insurance, while PUD financing more closely resembles a standard single-family loan.
Review the HOA documents
Before buying either, review the HOA’s budget, reserves, and any pending litigation – it affects both your monthly costs and your ability to get financing.
