Creative financing refers to non-traditional ways of structuring a real estate purchase when conventional mortgage financing isn’t the best fit – or isn’t available.
Common creative financing strategies
- Seller financing – the seller acts as the lender, and the buyer makes payments directly to them.
- Lease-purchase agreements – the buyer rents the home with an option (or obligation) to purchase it later, often with a portion of rent credited toward the eventual purchase.
- Assumable mortgages – in some cases, a buyer can take over the seller’s existing loan and its terms, which can be valuable if the existing rate is well below current market rates.
- Subject-to purchases – the buyer takes ownership while the existing loan stays in the seller’s name, a structure that requires careful legal review.
When it makes sense
Creative financing can help buyers who don’t qualify for conventional loans, or sellers looking for a faster sale – but every structure carries legal and financial risk that should be reviewed by a real estate attorney before signing anything.
