If you’ve been watching the Emerald Coast market from the sidelines, waiting for the right moment to make a move, the data coming out of Destin and Miramar Beach this fall is worth a look. After a few years where sellers largely called the shots, both markets have quietly shifted — and that shift favors buyers in a way we haven’t consistently seen in this area for a while.

What’s actually changed

In Destin, the median sale price reached $623,000 earlier this year, up nearly 10% from a year prior — so on paper, prices are still climbing. But the more telling number is how long homes are sitting: average days on market stretched to 145 days at the end of last year, up from 136 the year before. Destin currently has around five months of housing supply, and homes are selling for roughly 91% of asking price on average. That gap between list price and sale price is where buyers are finding room to negotiate.

Miramar Beach tells an even clearer story. Median list prices there are actually down about 7% year-over-year, with active inventory running in the 500s to 600s and homes typically sitting on the market for 100 to 112 days. Local market analysts have described current listings as “not very competitive” — which, if you’re the one shopping rather than selling, is good news.

Taken together, it’s what a market in transition looks like: prices holding roughly flat to modestly up, fewer homes changing hands, and properties sitting longer before they sell. That’s not a market in trouble — it’s a market where sellers are more willing to talk, and buyers have more room to ask.

Why fall specifically tends to work in a buyer’s favor here

Beyond what the numbers show right now, timing matters on the Emerald Coast in a way it doesn’t everywhere. Our high season runs through spring and summer, when vacationers, second-home shoppers, and eventually snowbirds are all competing for the same inventory. Fall sits in the quiet stretch between that summer rush and the snowbird wave that typically picks up after the holidays — which means less competition at the negotiating table, and sellers who’ve had a listing sit through the busy season are often more motivated to work with a serious offer.

If you’re weighing a beachfront property, a Sandestin-area condo, or a home a little further inland, this is often the calmer window to actually get a private showing scheduled and take your time working through the decision, rather than competing against multiple offers.

What about mortgage rates?

It’s fair to ask whether current rates make this a good time to buy at all. As of late September, the 30-year fixed rate has been hovering right around 7%, and most forecasts — including from the Mortgage Bankers Association — expect rates to stay close to that level for now rather than dropping sharply. Nobody can time rates perfectly, and waiting for a “better” number is its own kind of risk if it means missing the current window of buyer leverage on price and terms. Worth a conversation with your lender about what your specific numbers look like today, and whether the negotiating room on price and closing costs offsets where rates currently sit.

What this means if you’re thinking about buying

None of this is a guarantee of where prices or rates go from here — nobody can promise that, and we won’t pretend otherwise. What the current data does show is a market that’s more approachable for buyers than it’s been in some time: more homes to choose from, more time to make a decision, and sellers who are, on the whole, more open to negotiating than they were a year or two ago.

If you’ve had your eye on Miramar Beach, Destin, or anywhere else along this stretch of the coast, this fall is a reasonable time to start seriously looking rather than waiting for a “perfect” moment that may not come with any more clarity than what’s in front of us right now.
