Selling your home without a real estate agent – commonly called For Sale By Owner, or FSBO – can seem appealing on the surface: no commission to pay, full control over the process. But it’s worth weighing the tradeoffs carefully before deciding.

The appeal

Sellers keep the listing commission they’d otherwise pay an agent, and they control every showing, negotiation, and decision directly.

The challenges

FSBO sellers are responsible for pricing accurately, marketing effectively, screening buyers, navigating disclosures and contracts, and negotiating without an advocate in the room. Studies consistently show FSBO homes tend to sell for less, on average, than agent-listed homes – often enough to offset or exceed the commission saved.

A middle ground

Some sellers hire an agent only for specific tasks, like a comparative market analysis or contract review, while handling showings themselves – though most full-service agents provide far more value across the entire transaction than a single task.
