The Preserve at Grayton Beach
GRAYTON BEACH NEIGHBORHOOD
About The Preserve at Grayton Beach
The Preserve at Grayton Beach sits just off Scenic Highway 30A on the north side of Grayton Beach, tucked into the pines and scrub oaks that give this stretch of Walton County its character. It is a planned residential community rather than a beachfront row, which is exactly why a lot of buyers like it: you get the 30A address and the short ride to the sand without paying beachfront prices or dealing with beachfront exposure.
Homes here are largely coastal cottages and two- and three-story residences on wooded lots, many with screened porches and carriage or guest quarters. The community is set up with shared amenities and deed restrictions that keep the look consistent, and the wooded buffer makes it noticeably quieter than the properties closer to the highway.
Grayton Beach State Park, the beach accesses, Western Lake and the restaurants and shops in old Grayton are all within a few minutes by car, bike or golf cart. Buyers here tend to be second-home owners and families who want a 30A base that works year-round, and rental demand in the area is strong for owners who want the property to earn its keep.
