Real estate markets shift between three general states – hot, normal, and cold – and understanding which one you’re in shapes everything from pricing strategy to negotiating leverage.
A hot (seller’s) market
Inventory is low relative to buyer demand. Homes sell quickly, often with multiple offers, and sellers hold most of the negotiating leverage. Buyers in a hot market benefit from being pre-approved and ready to move fast.
A cold (buyer’s) market
Inventory outpaces demand, homes sit longer, and buyers gain leverage to negotiate on price, repairs, and terms. Sellers in a cold market benefit most from accurate pricing and strong presentation from day one.
A normal (balanced) market
Supply and demand are roughly in equilibrium. Homes sell in a reasonable timeframe at close to asking price, and negotiations tend to be more collaborative than in either extreme.
Where the Emerald Coast stands
Coastal markets like ours can shift seasonally – often tightening during peak season and easing in the off-season – so timing matters as much as the broader national trend.
