Northwest Florida has one of the largest military footprints in the country, and it shapes daily life across the Emerald Coast. Whether you are stationed here, retiring here, or simply want a strong, stable community, living near a base has real advantages.
The bases
- Eglin Air Force Base — one of the largest Air Force bases in the world by land area, bordered by Niceville, Valparaiso, Fort Walton Beach, and Crestview.
- Hurlburt Field — home of Air Force Special Operations Command, located between Mary Esther and Fort Walton Beach.
- Duke Field — part of the Eglin complex, north of Niceville near Crestview.
- Tyndall Air Force Base — east of Panama City.
Naval Air Station Pensacola and NAS Whiting Field are also within driving distance to the west.
Community benefits
Military families bring a welcoming, well-traveled mix of neighbors. Many towns near the bases have established neighborhoods, good access to shopping and healthcare, and schools used to supporting families who move often. The bases are also major employers for civilians and contractors.
Where people live
Popular areas include Niceville, Valparaiso, Crestview, Fort Walton Beach, Mary Esther, and Navarre, which offer shorter commutes and more space for the money than many beach communities.
Buying with a VA loan
Eligible service members and veterans may be able to buy with a VA home loan. Ask your lender about eligibility and requirements, and see our mortgage pre-approval guide. If you are on orders, let us know your report date so we can plan showings and closing around it.
