Frangista Beach

Frangista Beach is one of the older beach neighborhoods in Miramar Beach, sitting on the Gulf side of Scenic Gulf Drive and built out over several additions across the decades. The result is a genuine mix of property: original cottages, renovated homes and large purpose-built rental residences, sometimes on the same street.

The attraction is simple — short walks to the sand, a quieter setting than the main 98 corridor, and a stretch of Scenic Gulf Drive that is pleasant to walk or cycle. Public and private beach accesses serve the neighborhood, and the restaurants and shops of Miramar Beach are a few minutes away.

Frangista has a long history as a vacation rental location, and well-positioned homes here perform strongly in season. It is also one of the more realistic places on this stretch of coast to buy a detached house near the Gulf rather than a condominium unit.
