FAQ
Answers to Common Buyer and Seller Questions
Do I need to be pre-approved before I look at homes?
It is not required, but it helps. A pre-approval tells you your budget and makes your offer stronger. See Mortgage Pre-Approval.
Can I buy a home on the Emerald Coast without living here?
Yes. Many of our clients live out of state. We offer video tours and electronic signatures, and closings can often be handled remotely.
Can I rent out my home or condo?
It depends on the county or city and the HOA or condo association. Some communities allow nightly rentals and others require longer minimum stays. We check the rules before you buy. See Second Homes & Vacation Rentals.
Do I need flood insurance?
If you have a mortgage and the home is in a high-risk flood zone, your lender will require it. Many owners outside those zones buy it anyway. See Insurance & Flood Zones.
What should I know about buying a condo?
Look at the building and association too: inspections, reserves, special assessments, and rental rules. See Buying a Condo.
What is the Florida homestead exemption?
If the home is your permanent Florida residence, you may qualify for a homestead exemption that lowers your taxable value and limits future increases in assessed value. You apply with your county property appraiser — see Helpful Links.
What is 30A?
Scenic Highway 30A runs along the coast in South Walton County, connecting beach communities such as Dune Allen, Blue Mountain Beach, Grayton Beach, Seaside, WaterColor, Seagrove, Alys Beach, Rosemary Beach, and Inlet Beach.
How much is my home worth?
Online estimates can miss local factors like views, beach access, and rental history. Request a free home value estimate.
How long does it take to sell?
It depends on price, condition, location, and season. We will share recent local data during your pricing consultation. See the selling process.
Can I sell my rental property and buy another without paying tax right away?
A 1031 exchange may let you defer capital gains tax on investment property. See 1031 Exchanges and talk to your tax advisor.
