Churchill Oaks

Churchill Oaks is a gated residential community in Santa Rosa Beach set on the shore of Choctawhatchee Bay, north of 30A and Highway 98. Ancient live oaks and bay frontage give it a very different character from the beachfront neighborhoods to the south.

Homes are substantial custom residences on large lots, many with bay views, and the community has its own amenities including a clubhouse, pool and a private boat launch and dock facilities on the bay — a genuine rarity in this area.

Buyers here are generally looking for a primary residence or a long-term family property with space, privacy and water access, rather than a rental. The bay side offers calm water for boating and paddling, with the Gulf beaches ten to fifteen minutes south. Listings are infrequent, which reflects how rarely owners choose to leave.
