Gulfview Heights

Gulfview Heights is an established neighborhood in Santa Rosa Beach just off 30A between Dune Allen and Blue Mountain Beach, with its own public beach access at the foot of Gulfview Heights Road.

It is one of the older platted areas on this stretch, and the housing reflects that: original cottages, remodelled homes and newer builds side by side, generally without the uniform architectural codes of the planned communities. Lots are often larger than in newer developments, and many properties carry lighter restrictions, which gives owners more latitude.

The walkable beach access is the main draw, along with the quieter feel of the western end of 30A. For buyers who want a beach-area home with fewer rules and more land, and who are comfortable taking on an older property or building new, Gulfview Heights is one of the better hunting grounds on 30A.
