Preparing Your Home to Sell

SELLER CHECKLIST

Get Your Home Ready for the Market

Buyers form an opinion from the listing photos and the first few minutes of a showing. These steps help your home look its best without a big budget.

Repairs and maintenance

  • Fix leaky faucets, sticking doors, loose handles, and burned-out bulbs.
  • Service the air conditioning and replace filters — buyers here always ask.
  • Address visible water stains, wood rot, or damaged screens.
  • Consider a pre-listing inspection so there are fewer surprises later.
  • Gather roof, AC, and permit records and any wind mitigation report.

Clean and declutter

  • Deep clean everything, including windows, grout, and ceiling fans.
  • Clear countertops and remove extra furniture so rooms feel larger.
  • Put away personal photos and valuables.
  • Tidy closets and the garage — buyers open them.

Curb appeal and outdoor spaces

  • Trim landscaping, add fresh mulch, and pressure wash driveways, decks, and siding.
  • Stage porches, balconies, and pool areas — outdoor living sells on the coast.
  • Make sure the front door, house numbers, and lights look fresh.

Photo day and showings

  • Open blinds, turn on all lights, and hide cords, trash cans, and toiletries.
  • Keep the home ready for short-notice showings and secure pets during visits.
