The Home Selling Process
SELLING WITH DOCKSIDE REALTY
How Selling Your Emerald Coast Home Works
Here is what to expect when you sell with Dockside Realty, from our first conversation to closing day.
1. Pricing consultation
We review recent sales, active competition, and your property’s features to recommend a list price. Start with a free home value estimate.
2. Prepare the property
Small repairs, a deep clean, and decluttering go a long way. See Preparing Your Home to Sell. If the home is a vacation rental, see Selling a Vacation Rental.
3. Disclosures and documents
Florida sellers must disclose known facts that materially affect a property’s value, and sellers now also provide a written flood disclosure. We will also gather HOA or condo documents, surveys, permits, and any inspection or insurance reports you already have.
4. Photography and listing
Your property is photographed, listed on the MLS and our website, and shared with agents and buyers across the region.
5. Showings and offers
We schedule showings around your calendar, review every offer with you, and negotiate price, terms, and timing.
6. Inspections, appraisal, and closing
Once under contract, the buyer typically has an inspection period and, if financing, an appraisal. We help you respond to repair requests and keep everything on track with the title company through closing.
